If the tenant breaks the lease, the tenant has to pay in full whatever remains. If the landlord breaks the lease (in this case, yes, tries to kick the tenant out after 8 months of the lease), then the landlord has to pay penal fees including moving and finding a new place for the tenant.

Look at the pics, I can say the tenant does not plan to stay long in there. Then this property is not in a lease, but just month to month agreement. No $5M landlord does that, except a realtor who often does that while waitting to sell the property, and have someone stay in to secure a investment.

According to some papers, the Pion has been renting that house for 2 years and the lease expired on May 31, 2021. The landlord has found a buyer for the property and requested that they move out but they refused and using the pandemic protection laws. The deal was to sell that property for $5M. Not sure if the values had increased since 2019 because interest has ben so low so there are high demand now. Perhaps there were the owners were in desperate financial problems back then so they rented it for very cheap and hoping for the market to turn around so they can sell the property.

Because of the cheap rent, the Pion does not want to move and also use the pandemic protection laws.

Hihi, I quickly read some information on the web this morning and might misread some important points you lately stated.  But it still makes no sense to me.  None $5M landlord lease out the property for that $10k monthly, even though with 2 years contract, except a realtor.  

After reading it 1 more time, I see this, yes, the landlord is a realtor who tried to sell the property to the tenant with the deal lease option to buy.  But it turned out tenant finance's application was failed to be approved.  So the 2 years contract is expired and done by May 31, 2021, and the landlord asked the tenant to move out since he found the right buyer, and closed the deal.  

The tenant excuses to move out because of Covid 19 and asks the landlord to give him some time to find a new place to move in, which is understandable.  Look at the pics, I see the tenant seriously plans to move out soon.
