Lease escalation 2.5% each year
Discounted Rate 8.5%

you need to write programming code for special case like yours

No, tui cần cái PV of all the cummulative payments for 20 years.  

Nếu PMT của tui 0 escalate 2.5% thì tui có thể xài cái PV function trong Excel và nó calculate the PV amount to be about $1,1,31,459.  Formula =PV(0.085/12,240,9750,,1)

Nhưng cái function đó có ghi rõ là payments cannot varied.  Bởi vậy tui 0 biết làm sao tính hết.

Formula =PV(0.085/12,240,9750,,1)

0.085/12 = 8.5% discount rate divided by 12 months to come up with monthly rate
240 = total number of months in 20 years
$9750 = monthly lease payment (without the escalation clause
1 = payment at the begin of each month

write your own function

you can use PV to find present value for each payment and sum it up

0 biết có cái software nào giống như mấy chổ họ chỉ mình cách calculate monthy mortgage payments nếu mình input in loan amount, interest rate, interest terms, insurance etc đó.
